Design and documentation

Comprehensive Design of Construction Facilities

Planning a new building, reconstruction, or technical re-equipment? Or maybe you need quality housing repairs, landscaping, or a landscape solution? We work as a full-fledged designer — from concept to approved documentation.

We develop design and estimate documentation for:

  • new construction facilities
  • expansion of existing buildings and structures
  • reconstruction and modernization
  • major repairs of housing stock
  • landscaping and landscape design

How we build cooperation with the client

At the initial stage, our specialists (together with your employees, if necessary) prepare the terms of reference, which are approved by you. Everything is strictly within the framework of current legislation, bylaws, and regulatory requirements.

Important: we do not impose anything extra. You can order a full range of design works or only individual stages/sections of the project. Flexibility is our priority.

Responsibility for the technological part and project economics

Our specialists take responsibility not only for the drawings but also for the technological component of the facility. Why is this important? Because mistakes in technological solutions cannot be corrected later without huge expenses.

Our approach to quality:

  • We develop projects and estimates as a single whole
  • We ensure a high technical level
  • We calculate the best economic effect
  • We take into account the constant development of technologies and market changes

Author's supervision and work with subcontractors

If we act as the general design organization on the facility, then:

  • we carry out author's supervision over construction
  • we engage highly specialized subcontracting organizations if necessary
  • we choose only those partners who have confirmed experience specifically in your profile

Industrial and civil design: there is a difference

For industrial facilities

When developing documentation, the following are necessarily taken into account:

  • state programs for industry development
  • schemes and projects for regional planning
  • plans for industrial zones
  • master plans of settlements

Additionally: at your request, we perform research work (including historical and archaeological research).

For civil facilities

We take into account the approved urban planning documentation:

  • regional planning schemes
  • master plans of cities and towns
  • detailed territory planning projects

Stage What happens Client's participation Our result
1. Preliminary consultation We discuss the type of facility, your goals, budget, and deadlines Provides basic information and wishes Understanding the scope of work and a preliminary proposal
2. Contract conclusion We fix the terms of cooperation, scope of work, cost, and responsibilities of the parties Reviews and signs the contract Legally clean document to start
3. Preparation of terms of reference (TOR) We work together with your specialists (or independently) Approves the TOR A clear plan for design and estimate documentation development
4. Collection of initial data We obtain urban planning conditions, technical specifications for engineering, geology, topographic survey, etc. Assists with documentation if it already exists A complete package to start design
5. Development of design documentation (stage "D") We perform architectural, structural, engineering solutions, and estimates Controls key interim results Completed design and estimate documentation
6. Expert review (if necessary) We accompany the passage of state or independent expert review Pays the fees (if provided) Positive expert opinion
7. Transfer of documentation to the client We issue a complete set of design and estimate documentation in paper and electronic form Signs the acceptance certificate Ready package for construction or obtaining permits
8. Author's supervision (optional) We visit the construction site, monitor compliance with design solutions Invites us according to the schedule or as needed Minimization of errors during construction

Frequently Asked Questions

1. Can you perform only individual sections of the project, rather than a complete set?

Yes, of course. We work flexibly: you can order both a full package of design and estimate documentation, and individual stages or sections — for example, only architectural solutions, structural parts, or engineering networks.

2. Who prepares the terms of reference?

By default, we prepare the draft TOR together with your specialists to take into account all the nuances. If you already have a ready-made TOR, we work with it. If you want to completely entrust this work to us — no problem either.

3. Do you undergo expert review together with the client?

Yes, we accompany the passage of state or independent expert review. Our task is to ensure that the documentation receives a positive opinion without unnecessary corrections and delays.

4. What is included in the cost of design?

The cost depends on the complexity of the facility, its area, the number of sections, and the need for expert review support. Each project is calculated individually. We always provide a detailed estimate before signing the contract.

5. Is author's supervision needed if the construction is carried out by a trusted contractor?

Even the most experienced contractor may misinterpret the drawings. Author's supervision is your protection against errors on the site. We recommend it for complex or large facilities, but it is always an option, not a mandatory condition.

6. What documents are required from me to start design?

Minimum set:

  • title documents for the land plot
  • topographic plan (topographic survey)
  • technical specifications for connection to engineering networks

If something is missing — we will advise where and how to obtain it.

7. How long does documentation development take?

Deadlines depend on the type of facility. For example:

  • private house (stage "D") — from 2 to 4 weeks
  • multi-apartment residential complex — from 2 to 6 months
  • industrial facility — individually

The exact period is fixed in the contract.

8. Do you take into account changes in legislation during development?

Yes, this is a mandatory condition of our work. All solutions comply with current DBN, DSTU, state building codes, and bylaws. We constantly monitor changes in the regulatory framework.

9. Can changes be made to an already completed project?

Yes, this is possible. If the adjustments do not radically change the structure or safety of the facility — we make them promptly. If the changes are significant — we calculate the additional cost and deadlines.

10. Why should you choose us?

Because we take responsibility not only for the papers but also for the technological and economic component of your future facility. Our goals are your goals. We do not just hand over the project and leave; we accompany the construction with author's supervision if necessary.

Why should you work with us?

By cooperating with our designers, you will notice: we are looking in the same direction. Our goals are your clean, safe, and economically profitable project. We do not just "shuffle papers" — we create the foundation for successful construction.
